Lease Timing Before a Corridor Refurbishment

Corridor works disrupt residents even when units stay occupied. Owners who schedule painting or lift lobby upgrades without checking lease ends often face overlapping complaints and half-empty floors that could have been used as staging space.

A Lease Expiry Brief for this use case lists units whose leases end inside the works window, plus neighbours who renew early and might accept temporary inconvenience with clear notice. We do not negotiate with tenants; we give the owner a calendar they can hand to the contractor and the estate office together.

In podium retail under residential towers, shop leases may end on different months from the flats above. Treating the podium as its own expiry map avoids shutting storefronts during peak residential handover weeks.
